How long do commercial remodels take?
Timelines depend on scope, permitting, and material lead times. A small tenant improvement may run 3–6 weeks, mid-size office or retail buildouts typically take 8–16 weeks, and larger industrial or shell-and-core projects can run several months. After the free consultation we provide a realistic schedule with key milestones before any work begins.
Can work be completed after business hours?
Yes. We regularly schedule night, weekend, and phased work for occupied offices, retail tenants on landlord turnover dates, and active distribution facilities. We coordinate access, dust control, and life-safety so your team or customers aren't disrupted.
Do you handle permits?
Yes — we pull all required building, mechanical, electrical, and plumbing permits and coordinate inspections through closeout. If your project needs stamped drawings, we work with licensed design partners or your architect of record.
Do you offer design-build services?
Yes. For projects without an existing architect we can run a design-build process: programming, drawings, engineering, pricing, and construction under one accountable contract. This typically shortens the schedule and removes the friction between design intent and field execution.
What project sizes do you accept?
We take on commercial work from small finish-and-coatings packages through full-building remodels and ground-up shell-and-core. If your project falls outside our wheelhouse we'll tell you up front and, where possible, refer you to a trusted partner.
How do change orders work?
Change orders are documented in writing before the work proceeds. We provide a clear scope, price, and schedule impact so you can approve, modify, or decline — no surprise charges at billing. Field conditions, owner-directed scope changes, and code-driven changes are tracked the same way.
